高新区二手房房价领跑西安 均价4060元/m2
二手房交易市场渐热。据西安房地产信息网数据显示，二手房市场无论从可售房源、日成交量，还是成交均价都呈稳步上升的态势，在西安楼市的二级市场里，曲江、高新片区成为西安二手房房价的领涨区域。
在西安人的印象中，高新区的房价一直是全市房价较高的区域，二手房亦是如此。当城北、城东的二手房成交价格还在3800~3900元/m2左右徘徊之时，高新区域的二手房早早就攀上4000元/m2的大关。据相关部门网站显示，在2009年第46周里，高新区二手房挂牌均价为4060元/m2，这个价格比城西、城东、城北当周每平方米的挂牌均价分别高出715元、366元、262元，甚至比人们普遍青睐的城南区每平方米的挂牌均价还高出55元。“高新区起步比其他城区稍晚一些，二手房源基本上都比较新，房价自然会比传统区域高出很多。”和心房产的总经理李万年告诉记者，除了房龄较新之外，区域整体发展态势良好也是其价格处 于 高 位 的 原 因 之一——经过近些年发展，众多大型企业落户高新，高新区的住宅发展也日新月异，巨大的发展潜力让很多置业者看好这里。
无论是新房还是二手房，高新区的房价领跑西安楼市，这是个不争的事实。
高新成为品质二手房聚集地
“高新区二手房源品质不错，从锦园小区、紫薇臻品、枫叶新新家园等代表楼盘就可见一斑。”祥瑞房产中介的区域经理刘永秀还表示，“高新区域的二手房源主要以大社区、品牌开发商开发的并有良好口碑的房源组成，可以说，高新算得上是品质二手房的聚集地。”他还表示，现在消费者购买二手房时的侧重点比以前有所变化，开始从价格、地段因素转向房屋建设年代、小区环境、生活配套、室内设施等方面。
事实上，西安高新产业技术开发区在经历了数年发展后，其住宅水平也得到了空前发展。从早期的红叶大厦、枫叶新新家园、锦园小区、枫叶新都市到后来的紫薇臻品、中华世纪城、新西兰、枫林绿洲，再到现在的高科·尚都、中建·群贤会、美立方等等，可谓是西安的“富人区”，而其住宅品质算得上是西安人居水平的高端代表。
市民二手房置业青睐高新
城南区作为西安市的老牌黄金住宅区域，囊括了地段、教育、配套、文化等各种优势，一直以来都是人们置业最受欢迎的城区，那个区域的二手房也同样受欢迎。但如今，高新区二手房的交易势头开始走高，市民在二手房置业时开始关注高新区域了。
来自西安房地产信息网关于2009年第3季度西安二手房市场季度分析报告显示，眼下更多的置业者将目光投向了新兴的区域，如高新、城北、浐灞等。“随着城市的不断发展，原来人们认为的边缘区域正逐步成为置业的热点区域，西安高新区正是如此。”和心房产的总经理李万年告诉记者，如今来门店咨询的二手房置业者中，将高新区域列入目标置业区域的消费者占咨询人数的40%左右，打破了前些年高新区二手房无人问津的窘境。
在软件园上班的崔亮告诉记者，自己安家的目标已经锁定高新二手房了。他表示，在高新买个房龄短的二手房可以即买即住，既解决了眼下无居所的困境，其未来的升值潜力还值得期待。（记者 张天）
